Who Can Qualify?

To rent an MPDU apartment:

  • Your household income (before taxes) must fall between the required minimum and maximum income limits.

  • Income limits depend on your household size and the unit’s AMI:

    • City of Rockville: up to 60% of the Area Median Income (AMI)

    • Montgomery County: up to 70% AMI

  • Household size must be within the occupancy limit for the number of bedrooms:

    5 3 or above

Each property also has a minimum income requirement, which must be enough to cover the rent. If you’re not currently employed, you must show other sources of income such as child support, retirement benefits, or a housing voucher.

⚠️ The MPDU Program does not provide rent subsidies, but you may be able to use other programs like HOC vouchers or assistance from the Montgomery County Department of Health and Human Services.

Important Rules

To rent an MPDU apartment, you must:

  • Use it as your primary residence

  • Not sublet the apartment

  • Not own any residential property now or in the last five years

  • Never have owned an MPDU before
